ADAPTIVE RE-USE

Originally built in 1923, with subsequent additions over the years, this historic hosiery mill was converted into 35 loft condominiums in 2010. 

With over 86,000 square feet, the mill features a heavy timber structure, 16’ ceilings, hardwood floors, and existing steel sash windows with new insulated glazing for energy efficiency. The existing roof was opened in several locations to create an interior courtyard, giving light to the units. 

All existing brick was cleaned and re-pointed and existing columns and beams were left exposed inside the building. New metal siding replaced the existing rusted metal siding and new brick of a distinct color was used in some locations. 

Rowhouse Architects worked with historical consultants to include inset balconies on the non-primary elevation.

The project was funded using historic tax credits and is on the National Historic Register. 

 The construction cost was $6,500,000.
